Our Design Process

1) Consultation

The consultation is a collaborative meeting where we layout initial ideas for your home, commercial space, or landscaping project. We will discuss goals, wishlists, budget, and the feasibility of your design dream. We will establish scope and timeline, and set the tone of our working relationship.

2) Schematic Design Phase

Once we’ve entered into a contract, we will work on preliminary, loose hand-drawn sketches, floor plans, and elevations. We will conduct initial research regarding zoning and potential permit issues. A rough estimate of construction costs will be calculated and two client meetings are included. Occasionally, a 3D model or a floor plan is developed to scale during this stage if if it needed.

3) Design Development Phase

Once the schematic designs are approved, we will create develop plans in more detail including site plans, floor plans, exterior elevations, and roof plans. If needed, a 3D model is built during this stage or completed if it had already been started in the schematic design phase. Door and window placement decisions are made and plans are sent to structural engineers or other consultants so they may begin their work. Often, plans are also sent to contractors during this phase for initial bids and feedback. Two client meetings are included during this stage as well.

4) Construction Document Phase

This is the phase of the design process where all construction documents are completed and all consultants required for the project are contacted - structural engineers, mechanical engineers, electrical and plumbing engineers, energy consultants, or solar consultants. Either the project architect, the contractor, or the client will submit all plans to be permitted during this phase as well.

5) Bid or Negotiation Phase

Once all construction documents are finalized, bid documents are prepared and sent to potential contractors (ideally three). The architect and client will meet to discuss the pros and cons or each bid and will then award the contract to the selected bidder.

6) Construction Phase

Once construction begins, the project architect or designer will usually visit the construction site - when and how often are to be determined during the initial consultation. We will also be available for phone calls or video calls for clarification during construction. If you want to render our Contract Administration Services during construction, assuring that the contractor is building the project per plan and is following the design intent, this can be scoped in the initial contract or as an addendum to the contract.
